It's not hard to advertise, most of the sites are free and we haven't had any issues finding people who want to rent.  

I'm local and those zip codes usually advertise their apartments on craigslist and westsiderentals

I send out a "My wife and I love your neighborhood and were wondering if you are interested in selling in the future" for homes that we actually want to buy (I never like false advertising).  

I have started a legal LLC in my state and just recently started two marketing campaigns; both which I read about and are going to start doing tomorrow. 

When it's coming out of your wallet from a week's pay, you think harder, do more research, and make sure it's the right marketing strategy before you pull the trigger...which is a good thing.So, my advice, if you can refinance the principal balance for a lower rate, and that frees up some money in your monthly budget so you can launch a motivated seller marketing campaign...then THAT is the right route. 

Ive been advertising that I buy house to get them under contract but lately I had other wholesalers calling me with houses under contract.

You then advertise the home and hope to find a cash buyer. 

I have seen those advertised for the last 30 years and cannot tell you anyone who got one of those..

So I registered to do business in Indy, have my attorney & CPA, launched my first Indy direct mail campaign yesterday, visited Indy to drive areas of some of the properties I was interested in.  

I'm not cheap but I'm affordable so I can't afford real advertising just yet.
