Property management duties

First timer here. Looking to getting into investing into brand new rental property. Should I hire a property management company? And also, do property management company's find the tenants for you themselves or is it our duty to put out ads. Thanks in advance!

Do you have the time/energy/professionalism to do it yourself?      We self-manage, and it is definitely work!  Life happens, stuff breaks,  and you're the one that gets the call.      It's not hard to advertise, most of the sites are free and we haven't had any issues finding people who want to rent.  I can't stress enough though, it's work, you need to know your state landlord laws, and have a team of professionals to help you if something goes wrong (plumber/electrician/etc).

 Yes, if you hired a PM it's their job to find you a tenant and do all the work, that's why they get 10-15% of the rent.
