Hi @Kar Sun, I’m President for a small twenty unit COA in the northeast and have engaged a long road in pulling it out of near bankruptcy to a sustainable, scalable model of self-management.

Totally remodeled the only bathroom, added luxury vinyl plank on first floor and bathroom, painted and replaced the drop ceiling tiles.

Be very sure you are only engaging in activity that is legally allowed by an unlicensed person.There are a ton of different real estate classes out there trying to take your hard earned money in exchange for their "education". 

I call them hobbies.Things like baseball, bodyboarding, fishing, hiking, playing golf, being outdoors, playing craps in Vegas and of course real estate.When I am engaged in these activities they bring happiness and joy to my life.

@Eric Malone Wow friend, you have a Golden Goose asking to take up roost and your questioning about the roost.....Look, I will be the first to say I don't really have a clue how being an "influencer" works as an income, or why 90% of the followers give a squat, but I am fully aware how those persons are EXPERTS of the NEW beast of marketing and advertising, social media and engagement medium. 

I would love any advice just to learn more and engage with everyone!

@Devon RollisonYou need to engage someone who understands the income tax consequences of what you're proposing, and understands the US-Canada income tax treaty.The lawyer is only giving you the legal side.

These will generally be students or low-income earners, both of whom tend to be flighty, bad at maintaining property, and more likely to engage in drama.

I recommend using your Facebook...participate in local FB groups, post daily, engage with people.
