,Verified employment letter.The lease was for a yr.Lease ended in 2021 and tenants asked for 1 more yr of extension before buying home.We extended 1 more yr till June 2022 as they were good tenants ,paid rent on time in 2021 and did take care of ppty,no violation of lease etc.Fast forward to 2022 , Rents start coming in late but always paid late fees.April we asked them to get into a written contract with us to purchase and provide proof of funds..Tenants says they cant secure financing .interest rates are high. bla bla bla...we offered owner fin with 15%down ,they say they only have money for 5% down.DEAD DEAL.60 days ahead send non renewal of lease letter.30 days ahead notice to vacate send.20 days ahead hand delivered+ Registered mailed lease violation (pet violation and late rent)..

The best ones often have 2 or 3 other clients, so if they're busy the day you need a cleaning they just decline (no pressure) and the job gets sent out on a first come first serve basis to the rest of your cleaners.If you're honest and fair with your team, this system works pretty great and the best part is it's VERY scaleable if you end up really happy with the results and looking to invest in more long-distance STRs.In my example, there would be a separate manager who actually buys/delivers supplies and fixes things.

Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.
