Since I am doing it virtually how do I go on about the title company process and is it vital, I've heard some buyers have their own title company.

Well, okay a bit of an exaggeration, but they are distinctly different skill sets.The problem is you believe you've already achieved and I'm not sure you could tolerate someone else being the brain of the operation.

So I guess that was my lesson number one: all the issues you’ll have with residential agents are magnified in commercial agents and finding a good agent to work with is more vital in commercial.  

Keep in mind he had the skills to make it happen, and he doesn't account for the cost of his time/skills.

As a newbie your and other comments here have taught me that follow up is vitally important.

Your response is based on your skills and personality, but I wouldn't even think of hiring an attorney or panicking over this issue.

The skill sets are not the same.

Knowing what a specific repair will cost is one thing but knowing how to catch those issues before they become an issue is vital. 

The only source for the local knowledge you need is an investment team.Also, an experienced local investment team already has the skills, processes, expertise, and resources you need to identify, validate, renovate, and manage properties, saving you time, money, and risk.Working with an investment team usually does not cost more.
