I think vacationers are looking for any rural getaway.

If you can afford to, make arrangements to use your week.While your at the resort, try and sell it to any of the vacationers/owners, at a huge discount to the normal selling price.

Vacation rentals, that are either new or recently refurbished and that are in good locations with amenities vacationers want, rent much more often at a much higher rate.

The traffic count there is extremely high, made up of 90% vacationers, but there are no competing hotels nearby, just a handful of small cabins and bed and breakfasts.  

They appeal to the Leaf watches during leaf changing season, they appeal to the skiers and snowboarders during the winters months, they appeal to vacationers, mountain bikers, and hikes during the spring and summer months.

VRBO is unraveling... about a year ago rates started going up... they now hit the owner (us)  and hit the vacationer renting the property ...    

If it’s not a double wide on a foundation, it’s going to be difficult to finance conventionally.My other question is: if manufactured homes aren’t typical in the area, would it be typical to vacationers to rent one?

When I am renting by the night to vacationers, my income is not passive!

I have found that many vacationers who come here will pay more per night and rent a home more often when a home has been renovated and loaded with of these types of fun amenities.Good luck with whatever you decide.Keith

Bottom line, STR's (Thank you everyone for NOT calling them "AirBNB/s") have outpaced hotels/motels/resorts, because it's a more practical fit for the tenant/vacationer demand.
