Marketing a house that could be a great AirBnb with zero history?

This is a property on the Cherohala Skyway in Tennessee.  It's 12 bedrooms and four baths.  In the past it was a hotel, but that was many many years ago, so I have zero history on it.  The traffic count there is extremely high, made up of 90% vacationers, but there are no competing hotels nearby, just a handful of small cabins and bed and breakfasts.  I imagine you could rent the rooms for $80 a night .  

I have no idea exactly how to market it properly, currently we are hoping a BnB hobbyist would buy it, but the population in Tellico Plains is very low, and older, leaving us not much to choose from.

Any thoughts on how to work this thing?
