I recently purchased a 2 unit property as owner occupied with one unit already rented out. 3 months after closing, I was laid off due to a restructure at my company, so I decided to rent out the other unit my girlfriend and I planned to live in.

This was months ago and family member has lawyered up to see what’s going on we did continue working until we ran out of credit card figuring once the money is released we could just pay off the cards but the money is still on hold Back in October we decided that money does not exist and started applying for hard money loan/speaking to lenders and have gotten nowhere.

I work with a brokerage that has an acquisitions team buying 20-30 properties each month.

A couple of months ago, I purchased a property using a hard money loan for $115,000.

My husband was paying our bookkeeper $450/month to do our books (for a small number of properties!!)

My borrower is irate as it has been 2 months.

It lists for an average $250/night which brings in $7500/month.
