I’m interested in collecting “ground rent” with little to no tenant complaints ever … no trouble calls about leaky roofs or plugged up toilets or air conditioners that go out on the hottest day of the year.If the only real value here is that of the rental cash flow, what’s this thing worth?

The house is all electric and very high efficiency with LED lighting, low flow toilets, brand new heat pump providing heat and air conditioning.The majority of respondents to my renter profile respond that they don't meet the minimum 600 credit score.

I paid a small local plumber 25 years in the business to to replace both inside guts of the top tank bowls for 2 toilets and flappers with chain.

All units will need updated kitchen (plus appliances), bathroom (plus new tub, vanity, toilet), expansion of kitchen in one unit, whole new kitchen area for another unit, new floors, paint in all units, plus new HVAC, plumbing, roof...
