The property manager I was working with at the time also provided a bottle of wine for all the guests at the beginning of their stay, which worked well.Since you live in NY, your target renters are probably a lot different but I think it's still important to consider what type of place you have, in what neighborhood and what kind of tourists you are hoping to attract.

Kauai is my sweet spot and I get a minimum of 20% coc roi with my short term vacation rentals.

I have worked with a number of CRE-space competing businesses such as a wine/liquor distributor who have found it more difficult to find commercial space since the MJ community has aggressively snatched up most of the competing space.

BTW, how do you get a 0% loan at or below 80%, that's a sweet deal?

Anything over 2400 feels too large for me. 1500-2000 seems to be sweet spot.   

Looking at a sweet deal there but I know the reservation makes it hard.
