@Guy Primo , I agree with @Caleb Heimsoth this is not a stellar deal, most investors have certain returns they look for in a deal. 

It took him by surprise as he has stellar credit and is overly responsible.It appears that over 12 years ago, he made an investment with a friend.

Considering the $12k cash flow you expect each year, that's still a cash-on-cash return of 58%, which is stellar.

This means your pricing on an FHA loan with an independent mortgage broker who has margins set to be competitive with non-FHA loans will be stellar (not because anyone's a nice guy/gal, the regulations force this... can't have X% margin on conventional and 3 times X% on FHA like banks and mortgage companies are allowed to do & almost always do actually do).

Painting isn't that hard, but it takes a while to make it look stellar and get super fast at it. 

Personally, I would prefer the SEC 8 tenant unless the self employed tenant was STELLAR. 

Don't get me wrong, their commercials are stellar.

It seems like it would be an interesting way to drive more value out of an existing property, put more money in both pockets; and could ultimately lead us to replicating this for other investors/homeowner's with less-than-stellar STRs in the area.

I will tell you that I am not normal...that said, if the deal is a real sweetheart, I will offer to pay not only the agents commissions but the closing costs as well...this is the easiest way to get everyone to the table quickly...but the deal must be stellar.
