Total rent rolls are $155,000 (without the $10k increase happening next month), and $50k of that is set aside for the park manager (free rent + $200 per month), insurance, taxes, street lighting, septic and well maintenance and landscaping/shoveling.

I also don't know if the same address can easily have 2 internet connections/accounts.The beauty of a SFR is that it is as passive as possible; the tenant is responsible for all utilities and for shoveling snow and for moving the grass!

And you'll be done buying snow shovels - which ain't a bad thing!!

My other HOA is very affordable and takes care of snow shoveling, roof replacement and landscape.

I have a 14 year old girl who shovels my driveway lol, she came to me with the offer.

Around 30 years back it was a shovel ready, proposed to build a shopping center, alas personal life took a major detour the project had to be canned.Now a major Hospital from Bethlehem PA is in process of building a 80 bed hospital across my land.

R&D was expanded to include any US company that increased efficiency as part of the "shovel ready jobs".

They take the bins out, shovel the driveway, and are very respectful.As for the inspection some housing authorities will take a cert. of habitability/occupancy that is done by the city.
