18 Acres land right across a brand new hospital

I own a 18 acres of land in Lehighton PA,1/4 mile from turnpike entrance, 1000 feet from state route and approx 500 feet from the entrance to road to the Beltzville lake.  Around 30 years back it was a shovel ready, proposed to build a shopping center, alas personal life took a major detour the project had to be canned.

Now a major Hospital from Bethlehem PA is in process of building a 80 bed hospital across my land. Hospital has already purchased a huge chunk of land for Medical Buildings and Lab, so  Now my dilemma is what should be a good use of that land. Since then I have moved to CA.  I am disappointed that I have kept the land for more then 30 years when the tree is ready to give the fruit, selling it is more logical. 

Leasing the land is not a option. Any input will be appreciated.
