Landlords cannot choose renters or buyers based on a person’s race, creed, color, national origin, ancestry, nationality, marital or domestic partnership or civil union status, sex, gender identity or expression, disability, affectional or sexual orientation, family status or source of lawful income or source of lawful rent payment (such as rental assistance from the Housing Choice Voucher Program formerly known as Section 8).

Note that if this property IS in Seattle,  it is ILLEGAL to consider criminal history on your background check,   with a few very narrow exceptions,  basically for sex offender status.

if you deviate from one tenant to another that is where your discrimination/fair housing complaint comes in because you are make differences between different people. i.e. married vs unmarried, mixed sex or races, comfort animals, etc.
