We fund them using our own money so can make our own rules so it would not be a broker product. 

Don't let people trying to make money off you try to scare you. 

Going over maps of known repairs with contractors showed that there were a few houses where people tried to have piers installed and ran out of money before hitting stable soil, others in the hyper local area did have to go to 100+ ft.  

I work for a hard money lender called Backflip and we have members/investors do flips in flood zones all the time.

You would be better off putting money into a fund that performs at 6% to 8% somewhere with appreciation. 

It can could just be due to the economy and interest rates and that it’s harder for the average person to make money in real estate compared to how it used to be.

At this point I am reading books, saving money, and looking to make relationships in the investment community.

So i bought a home back in September 2022 in Kansas City Mo with 7.37% interest and I remodeled the home by putting a 2nd full kitchen and remodel the main bathroom almost putting close to $30k I have a remaining balance left of $275k in loan, I had to relocate to Dallas due to unexpected job transfers in 2024 May such a short notice didn’t want to put the MO home back on the market and loose money.

If you feel bad and want to save people money, start with a free pre-screening.

If you have been to these towns, they are good examples but very difficult to enter and make money from.
