Honesty, consistency and transparently with you tenants is always best. 

This is not just a semantics game. 

I’d Focus on the kitchen and bathroom.To be honest I doubt the appraiser will even go down into the crawl space.

That way they will feel more comfortable working with you since you both do not know each other, transparency and complete honesty is paramount.

Selling a multi-family is not to hard as a duplex honesty in Utah so many duplexes sell almost if they are a retail purchase because many "investors" buy them where they move in.
