It’s probably not that you’re “small potatoes” to your PM, but more a reflection of the nature of the market itself—low rents, properties with higher maintenance needs, and tenant issues.These factors make properties in these neighborhoods more difficult to manage and generally less profitable for property managers.

This clearly has nothing to do with laws, regulations or operating numbers but I do think it plays a large role in the decline of the market.

There are more duplicity costs with SFH - more roofs, more yards, etc - but I have had and managed both and homes are better in my market.

Does anyone have experience with ADU's (accessory dwelling units) in any market, but particularly Cincinnati?

Thankfully we are commercial bank clients so our rates are as low as you can get in the market place for anyone who is not Lennar or DR horton or those types.

I am working with some NJ clients on turnkey investments in the Midwest/midsouth markets currently.

However, on the renting side, we have seen an increase in inventory of days on market too. 

Since the house is for sale, the most important concern is marketability.
