One of the most important things you will want to discuss and have figured out before and at the time of forming is a resolution agreement.  

That means: I do transactions, closings, evictions, dispute resolution, and real estate litigation.

You can get a 30 year fixed with a property in an LLC, you just need to find a lender that will issue a resolution affidavit (I think that's what it's called).  

For the sake of clarity, I have ABSOLUTELY no intentions of throwing away the remains and also have no problem storing them until I can find a resolution to this problem.  

I would try to get all the players to the table and work out a reasonable resolution.

@Chris PaceAdam is correct, it's one of the best ways to ruin a friendship.At the very least, pony up a couple of hundred bucks and have a lawyer draw up a formal partnership agreement which covers exit strategies for one (or more) partners and has a conflict resolution process builtin.
