I'm out West at the moment, but will probably be returning to Tokyo before too much longer.At the risk of being contrarian, after picking up a couple of investment properties in Japan (one Tokyo, one outskirts), I shifted to a strategy of only investing in the US. 

I'd like to purchase an STR (I probably should have said that), being that I live in South Florida, Orlando isn't too far, but also not close enough that I can drop by anytime, so I thought I'd need a PM, or perhaps just a great team in place as far as a mechanic and cleaner, realtor and lender.Thanks again!

I looked at their booking calendar one time and thought it was pretty empty.I guess you don't know until you try...and probably depends on if you want high occupancy or high rate?

If you have a PM that is stealing from you, they probably have all sorts of ways to prevent you from knowing that.I would be surprised if any licensed property manager is misrepresenting the rental amount on the statement.

It's the boring places that probably won't appreciate above the rate of inflation that will provide real month to month income. 

This will give you some info so they are not guessing on what will be needed (they probably already know rough numbers, but each project is different).

It also did not have a pool like your property so that would probably lower the desirability as well.

if they pay and don't generally cause much of an issue, I would probably let this go, but communicate that all repairs or updates have to be approved in the future. 

Is it worth a reduction of an already very small probability of an IRS audit?
