"I know far too many people who regret selling real estate looking back 20 years, but I've yet to come across one who regrets keeping it."

My goal is to help people invest in properties and grow my business, but as a beginner, I'd love some advice on getting my foot in the door. 

I normally advise that people start a business as a sole propeitor in their first year.If it is successful and something you want to continue, then have a conversation regarding entities.

It's extremely valuable but you need to be careful in there... some people can be extremely unforgiving.

@Paul BushEr all heat lots of things - recommend doing some researching to find the case and get an understanding as that does not seem correct as you could call people to buy their underwear….

This probably means the 1st year you are on the phone 8 hours a day 5 days a week calling people and trying to convince them to sell.  

There is demand for it and demand in this area for affordable housing, in a tourist area where plenty of people have vacant, second/third homes for seasonal fishing and hunting.

I already have proof of concept in Raleigh as Ive talked to multiple people (including the agent Im working with there) saying airbnb-ing rooms is a cash cow there. 

With the run up on RE prices and boom of STRs over last 5ish years people have been led to believe it is easy and leveraging has minimal risk.

If there's a deal with way too many people involved on both sides, they're gonna screw it up for everybody.
