This can be your sphere, open houses, door knocking, social media, an organization etc - pick something that works for your personality and you enjoy and stick with it.You can also buy leads from relator or zillow, but i would not recommend that, as you are creating a dependency - learn how to hunt on your own!

Instead, you could reinvest that entire $100k in an Opportunity Zone and avoid the tax.It's not as simple as just purchasing property in predetermined OZs though.
