They will check all the normal stuff municipal inspectors look for, such as detectors, leaks, missing or broken doors/windows/screens, etc. 

If you collect rent after the termination date then it restarts the tenancy and the tenant can file a motion with a judge at which point your case will be dismissed.So if they were served a Notice to Cure on Jan 2nd, they would have until the 12th to fix it.

It is like smoke detectors.

Ensure all smoke detectors are accounted for and have a working battery.

If it was your own money being used again, you wouldn't be charged for its use (interest on the loan).The idea of money being a verb is it must be in motion all the time. 

What do you think would happen if the tenant burned down the property and your insurance came to find out you were not registered as a rental and didn't have the city required smoke detectors. 

Just wondering if anyone has ever gone through the motions of applying for such a license who could shed some light on the process.
