Your time is best spent producing the revenue that allows you to invest in the first place.That includes using local agents you meet and feel are a good fit for you, property managers, possibly buying completed properties like the one you posted here, and outsourcing as much of the process as you can as you get started. 

Long term $ can range from 6's-10% range depending on all types of factors - LTV, location, unit count, debt coverage, borrower strength, full doc or lite doc programs, etc..

We are selling one property in a location that has permits and other restrictions it would take Sherlock Holmes to find and when you inadvertently hit one there are fines plus the permits and delays. 

Best bet though is a local community business bank..
