When looking in the Kansas City area I would strongly suggest towns called Raytown, Independence, Blue Springs, North Kansas City (up and coming trendy area) and some areas within the City.

While some other NW neighborhoods might be hotter or have higher upside, I feel sticking near Blue line stops will help minimize risk.

If you want to be renting to someone who works at the Pentagon then you need to be within .5 miles of a Metro station in Alexandria or Arlington and ideally on the blue or yellow lines.
