3 BR minimum is a must and more than 1 BA is just icing on the cake.

Every month your equity goes up. 2) you're getting hopefully a few hundred $$ each month in cash flow3) you're likely going to have appreciation over the years (though most investors here consider that just icing on the cake and don't plan for it)4) you've already increased the equity in the house after your renovations (as if it were a flip), but without the short-term tax consequences.

Plus with the way our justice system works, you could probably even be sued should there be a fire and there is no fire extinguisher, even if one isn't required.

@Matthew Wright Sucks you lost the deal, bro but since you didn't have the signature I wouldn't get too upset about it, however, as far as the attorney is concerned, @Jessica Zolotorofe gives some really great information and, if you're feeling vindictive or even like justice is absent in this situation, I'd report that lawyer if I were you.

The strategy has been sold as an easy way into the industry, but also has a bad reputation because many "wholesalers" don't know enough about property values, location or repair costs to do the job justice.

By not taking tenants to court you are saying there is no point in having a justice system and criminals should never be charged.

I don't like to gloat over someone who is down, but the joy I get out of the $187.20 I've been getting every month from a tenant who took advantage, used the system to fight a lawful eviction, and lied is well worth the amount the attorney takes.YMMV, I've only had one eviction in the last decade and although we lost money and time, I do feel that we're getting some justice.
