I am glad I have finally become more interactive within the community. 

As I look around the Bigger Pockets Forums I see a lot of questions and comments about investors interacting with Real Estate Agents.

In the interim, I had reflected on potentially shady pattern in my interactions/encounters, I decided to cancel the deal per the contract as the title was not deliverable by the closing date, confirmed by the title company.How do I get my earnest money deposit back, and when does the title company give it back?

I'm curious to learn more on what you mean by "learning through guided conversation" and "opportunities for evaluating deals" - any other feedback is welcomed also, I'm trying to make it better, participation/interaction/suggestions strongly encouraged.

The real experience is gained by making mistakes and LEARNING from them how to interact with Clients.
