@Jason Wray, The reason that our shop is pretty hot about your post is two-fold, we do all of the things that you are implying that we don't (other than government loans, we don't work in that space). 

I learned so much and it was part of the reason I felt confident enough to go out and buy my first one. 

And for most of my clients, they are generally attracted to a city or market for personal reasons and THEN then find a property that works for them rather than looking at general market numbers...meaning, my clients can make money in ANY market, even ones where the population isn't growing, the rental demand is softening, and the rent-to-price ratios are less than attractive.So to you, does PA mean Pittsburgh, Philly, or central PA?

People going to the university for whatever reason? 

Also, if you have a below market interest note, if you wanted to sell that note for any reason in the future for liquidity you would be affecting the value of that note negatively.

Install low flow water heads, swap the washer/dryer with High Efficiency models, replace the water heater with a tankless version and lock the temperature at a reasonable level, install smart thermostats that will automatically reduce the heat/cool when it senses no one is home, swap all the lights for LEDs, etc. 

I warn them that a cancellation - for any reason - will result in charges.

that's the reason we do what we do is to look out for our buyers.
