Partner with a rehab guy, let them get their money back first, then split the sale.Might hit up the non-profit housing entities if you have any in that area, Habitat For Humanity can do rehabs, it's not always a new home and others do the same for low income housing.

Hello,In north Minneapolis, where there are blocks and blocks of foreclosures, there have recently been a few non-profits that have formed, and also Habitat for Humanity is involved - they obtain funding through grants and relationships with banks, in order to buy up foreclosed (mostly REO's ) houses and apartments, so they can then sell to new families (which may also be some of the same old familes who were foreclosed on).

Doing all oil-rubbed bronze hardware/lighting/fixtures, so I've got them coming in from various suppliers (Home Depot/amazon/surplus stores).I scored a major steal from the Habitat Restore on a prehung exterior door for 75 bucks and two 24" interior doors for 26 bucks (total).

You can make it nice without spending a lot of money..I buy a lot of materials from wholesale places(Southeastern Salvage, Habitat Store, etc) find those places in your area..Home Depot & Lowe's offers discount items as well..Tile---kitchen, bathCounter top--depends on rent range..Laminate/hardwood---other rooms, totally depends on the rent rangeMicrowave/Dishwasher---black, but SS might be purchased on salePaint---cheapest upgrade but adds a lot of valueI buy my own materials which allows flexibility for each property and rent range..
