I have a duplex I closed on in August of 2024.

Now that demand is cooling, values are dropping.

If that leads to a more structured and education based meeting, then that is great - if it remains just a place to gather and bounce ideas and network, that's great too.

There are plenty of fish in the sea AKA tenants to choose from. 

There are actually quite a few Americans investing in real estate in Japan, but more I think that invest only in the US.
