Pros - My PM is fair and honest, makes reasonable decisions, is a decent handyman, builds valuable relationships, is easy to contact, is very cost effective, strong and handsome.Cons - My PM tends to read the news and drink coffee too long in the mornings, takes too long for lunch, randomly stops working in the afternoon, will spend 8 hours working on something that takes a professional two hours, drives a crappy Ford Ranger and buys work clothes at Goodwill and is neither strong nor handsome.

They have dozens of offerings at any time and each deal has a PPM you can read (make sure to drink caffeine before hand, they are boring).    

@Dave Foster is recommended as a QI, not much he doesn’t know about 1031’s (or about any kind of drink with a little umbrella thingy in it).

The availability to get 100% financing for someone that makes bad choices is like offering a drink to a alcoholic.

A short term rental cannot compete with these resorts since they don't have what people want: the amenities and unlimited food and drink to do.The short-term rental customers oftentimes hate Punta Cana (all those I've met at least) want a different experience.

They work 10-12 hours a day, and just need a place to drink beer, cook food, do laundry, take a shower, and sleep.

It's a laid back environment where we hang out, have a few drinks and talk about real estate investment.

However, I also have no problem going on a nice vacation to Orlando with my GF, or spending $100-$200 per weekend on drinks and nice dinners with friends.
