McMenamin's Edgefield was an old poor farm that is now a destination hotel and a huge draw for weddings.

 Looking for some contacts, I currently live in Louisville Kentucky and have a bank here that will loan me money for a vacation rental in Destin.

Pull up any log cabin in Gatlinburg or anything within 2 blocks of the beach in Destin and I think you'd have a hard time finding a listing that's NOT doing more than 1% of purchase price in monthly gross.I bought a home in Southern Utah for $515k in March and one in Orlando for $568k in May and both do well over $10k/month gross easily and that is not counting taxes in that gross rev number. 

From what I've heard, vacation destinations are your safest locations if you are worried about over-regulation since they have had STRs for many years and have already established regulations that the community is comfortable with.Take this with a grain of salt. 

I've found one potential C- SFH off market, but I'm still evaluating it.At one point, Jackson was a major destination for out-of-state investors, but that surge seems to have absorbed a lot of the good SFH opportunities.Any suggestions for the best way to approach the current market?

Also, would consider less "destination" type areas like Salt Fork or Portage Lakes areas in Ohio if the price was right and the investment made sense. 

Have written aggressive goals.Without having a specific destination in mind, you cannot reach there.

Kenya is one of the best destinations in Africa with low cost of living.

I live in CT which is not renowned as a destination state. 

The smoky mountains seem safer in this scenario because not many vacation destinations appeal to virtually every income earner.
