I do recommend creating (and keeping updated) written policies for all of your leasing and screening process, and making them available to folks during the application and screening process (talking about, sending links to, emailing, & reminding, the more times they see it the better even though they likely won't read it).

If your rental rate is below the market anyway, a Tenant might consider this to be win as they would get the lower rate in the beginning and just rise to the level they were looking at everywhere else.Step clauses can be written right into the lease, or created by using 3 month lease terms with an auto-renewal at the step up rental rate price.

What I want to say in short is; you can't fake it in commercial, you got to have the cash, and if you don't own any cash, become a syndicator for wholesaling, if you can make it rain by finding off-market properties, there's money looking for that, including an end -user.But like Joel Owens said; this isn't 2009 anymore, I was in it and remember it all, it was a unique time, that's not really happening now, and I don't see it happening again.
