@Dan Bowen  At 15,000 sq ft, it looks like it wants to be an corporate event / retreat center, church or some sort of training center. 

Our first client is a nonprofit church with investment property ( 5 apartments and 1 vacant building ) 3 out of the 5 apartments need renovations and the 1 vacant potential office space building need renovations.

Besides any legal complications for the deal itself, most lenders and note holders would prefer to not to be known forever as the one to put charity X or church Y out into the street?

All the tenants go to church together so That is something I’m worried about. 

My mom lives in Phoenix, and has been staying with a friend from church, but has to move out now as her landlord's son and daughter-in-law need a place to stay.

My main deal is a church planter/pastor in Bloomington, MN.  

The appraisal for the property which was done last month comes in at 1.2M The catch is the Borrower will be using the space as an office building to operate his business and a second part of the property would be used as a church.  

Keep in mind, this was Sunday morning, and damn near everything in South Carolina is closed except for the churches, so finding an open hardware or pet store was out of the question.
