I have had many applicants call about my rentals and when I ask about a dog's breed and size, I get answers like, "I'm not sure", "He's a Lab mix" (that means pit bull usually), "You have to allow my Rottweiler, she's a therapy dog!"

My latest tenants dogs (2 labs) completely scratched the floors.

Successful landlording involves dealing with people, and you don't have to treat them all as if they're lepers or out to turn your property into a meth lab, but you do need to use common sense.

Even if the inspector verifies that there is no leak I was still hoping to sample the soil and have it tested at a lab for my own piece of mind.
