They'll probably think it appraised higher but I personally wouldn't want to muddy the water by having that appraisal hanging over the negotiation. 

Debt hanging over me makes me have to take xanax or drink tooty fruity drinks all day.

That seems to be the biggest hang up for using this method to buy homes.

Look into a local REI or Landlord Association and network with the local investors as well as hanging out here.

Luckily I knew the land was valuable, but I had to hang on.
