My client has the property from hell, with an old-school forced air furnace.....I was able to get them great tenants at a great rate..... only to find the blood sucking heat drain it all away....Bills go up to $500/mo!!!.....

We ended up getting a hardmoney loan on a duplex in Minneapolis (while we lived in San Diego) in a up and coming neighborhood, we lightly rehabbed when we went out there and left as soon as it got too cold for my blood.
