Hoarding is a protected class, as a disability, but your suggestions of having requirements for neatness/safety built into the lease sounds doable to me, with attorney help.

What kind of financial safety net would be good to have per person? 

It's been my experience that people talk a good game, but get serious alligator arms when it comes time to reach their checkbook.

My wife is willing to co-sign on the deal and I would like to keep the property under the LLC for safety.
