I built a few others for my STRs that have a nice back yard conducive for recreation.

Most people looking to rent 3 or more bedrooms prefer a yard which means your pool of potential renters will be smaller.For SFRs stick with 3 or more bedrooms.  

We have a rental with military tenants, 4 months into a one year lease they want to know if they can break the lease so the 14 month old child can have a yard.  

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return.5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to the value added by the ADU, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

We moved all the things inside the house to the back yard under a big tent and left it all there. 

Just decks or even NO yard at all, I wouldn't recommend that kind of design for you with a 3/2 your likely going to have family with kids.. they need outdoor space.Also did you verify the area has good internet?

On another note, I need almost 45,000 cubic yards of fill.

It's a bit of a distance (approximately 50 yards) and up some stairs.

Very much looking forward to the Navy Yards development, and expand my search to Germantown and Brewerstown as well. 

If you have any nice outdoor space like a patio, balcony or yard that can expand some of the living space it will help your property stand out from others.
