Caution... you can make 10% with the Norris group right there in LA and have a straight up investment.. this is a scheme and probably one that does not pan out.. just a guess of course.. and your explanation is anything but clear however any risk for 10% is not warranted in my mind

Why not go to your bank and look into financing, or search the forums here around FHA loans that allow you to purchase with as little as 3.5% down while living in one of the units for a year.Also, use the calculators here on the website to make sure your numbers pan out and work for you.

A good way to check if they are still in the property is by placing small aluminum 8x9 baking pans with water and dish soap on the floor, spread them through out the rooms.

I could save a bunch of dough if I don't have to pay another agent.. or my other new builds... so we will see how this pans out my prediction it won't go to far.. you will have buyers still wanting their own representation no matter how this is set up as you need to sign on the info sheet that you understand you will only work with the listing broker.. but when buyers come in with another broker what are you going to do..We get that all the time they come to our subdivisions say they have no agent then show up with one when they actually want to write the offer.Thoughts anyone .. especially those that are not agents and not real familiar with how the industry actually works.. like to hear some feedback from you folks
