@Dan HoodWelcome to BP,Good luck and good choice one the Dayton choice.It is a great mix of markets in which every one of them fits investing quarters you will find great returns.We own in various neighborhoods a couple of dozen of houses there and are very pleased.My recommendation for you is,Learn out of finding off-market good deals.For this is the most desired skill/ commodity.And will serve you at any marketNot to mention that most professional activity Real Estate Investors have their own marketing ways.Also, try getting some knowledge about creative financing for there is a wave of opportunity upon us with all of the eviction moratorium and forbearance coming to its end.

.)- Invoicing a client for upgrades Up until now, I've been operating from Excel, but we're growing to the point where manually entering transactions and categorizing is becoming very tedious.I tried setting up Wave, and while I'm able to live with some of the limitations it has (i.e. subaccounts), I haven't figured out how I can assign budgets to the expense accounts so that I can track progress.

I don't believe we are going anywhere - from what I see, these instutitionals buy and sell in waves ... this may be a wave for them now because they're worried about inflation and parking money into a physical asset but small mom/pop will still own the majority.

"Given the risk to businesses considering eviction records during the effective dates of the legislation referenced above, AppFolio will no longer be reporting Landlord Tenant records (i.e. eviction records) created and/or filed from March 1, 2020 until August 31, 2021 on our screening reports effective immediately"Cleveland Did an amazing job getting rental assistance to struggling tenants ( I helped get 15K of rental assistance to clients), and they still moved forward with Evictions for Problem Tenants( like the Drug dealer waving a gun at my other tenants) So in Cleveland, If you got evicted in 2021/2020, you really earned it.
