I was wondering if would make sense to build a four unit in prince georges county due to the lack of multi families available. 

From the rent you will pay your PITI (princ, int, taxes, and insurance), and other secondary expenses.

It does require a lot of persistence though - you do have to kiss a lot of toads before you find any princes.
