Hello Everyone,

I am new to BP community. I have been investing in single/multi family for past 3 years. I have a very strong foundation for analyzing deals, property management, financing, etc. My goal is to find value add properties in either single/multi family or apartment building segment. Unfortunately, finding quality value add deals has been a major road block for me for past 2 years and I can only add a property or two every year which is very slow for me.

I have tried the usual listing sites, loopnet, zillow, etc. and also been in touch with agents but still no luck finding any apartment buildings.

Can anyone share other ideas/avenues I can be researching to find deals ?

You want to reach out to a commercial agent/broker. Many commercial properties are never listed for sale. Instead the sales take place the old school way by a broker putting buyer and seller together. They are maintaining their own database of information on sellers that they have made contact through the years that where they have notes that Owner X is willing to sell Building Y if they get Z dollars. So when they get a new buyer client that wants a similar asset, they then call Owner X and make the deal happen.
