Best Buy is advertising an Amana Stainless Steel Appliance Package for $1799 plus taxes and delivery is apparently free. 

I have considered being a bird dog as I have a delivery job and sometimes find an empty property or a ran down rental one that an investor might like to make an offer on.   

Not ideal but for those without bank accounts, it's the only way to do it.The last means of delivery I would trust would be the USPS.The goal is to minimize your involvement in getting money from the tenants hands to your bank where you can spend it.

Thanks to being a delivery driver for years, working a state rep political campaign walking door to door one entire fall, and growing up riding my bike every where in middle school I feel I can do some serious investing in these areas as my knowledge increases.

This sounds like a private party transaction, otherwise the delivery of the property occupied or not, should have been clearly stated in the documents.

EDDM is definitely a good tactic, but I'm leaning towards the hand delivery.

We find this to be a much better delivery system than your typical design - bid - build process that your are planning on utilizing.

Since I mailed the 'Notice to Vacate' certified mail do I have to wait 3 days after he picks up the mail from the Post Office (if he is not home when the postman tries to deliver)?  I

Of course the perception comes down to the delivery of the message.
