I'm in Dallas, TX - also looking for a BRRR OR positive cash flow rental, i can't find any in MLS that can get me positive cash flow, what is the catch, is the market not good

I found this list of REI groups that operate out of the greater Dallas area: https://www.meetup.com/topics/real-estate-investing-meetings...There are also plenty of great groups in other large metropolitan areas in Texas, like Austin and Houston, if you're looking to expand your connection and optimize your time. 

Some of their UW on insurance and tax are just sucks or plain wrong.but i still see some apt is being offered for DSCR 1.8x in Y1 in the T1 before value-add, that one i'm bit comfortable.these days i prefer to invest in boring city (fresno , MN, south dakota, montana,etc), not too many cowboy operators in those place.

While I’m aware this isn’t quite “untapped” territory it could rise like a rocket ship over the next 10 years looking at the trends that Austin/San Antonio could turn into a major Metroplex to the likes of Dallas/Ft Worth.
