When looking at neighborhoods the main test for us is would we want to live there for 1-2 years?

So, to answer your question there is certainly a case  for both sides and the correct answer is really unknowable.

There are also many funding options that will open up for you in doing this.

There can be surprises and damage to the property. 

There are not really a lot of Multifamily in those areas, but if you find something where numbers work, that is definitely something to look into.
