Hello everyone,I am new to bigger pockets and after watching the webinar about how to start investing while having a full time job, I went and tried the bigger pockets analysis on the web page.Did two analysis for SFH and they both came out with over thousand dollars of negative cash flow.How important are the exact expense numbers for variable landlord paid expenses, fixed landlord paid expenses, and future assumptions?

People are watching, especially the people who did not win.

I do not have direct plans with them right now but I watch their webinars and am on their mailing lists because I have talked to them and reviewed their activity.  

Like what banks to go with for a loan and what to watch out for.

Sorry if this isn't the correct place to post, but I have been reading lots of posts & watching some videos on YouTube and I really want to take a crack at real estate.

I just started managing one property myself so I need to learn some pitfalls to expect, watch out for, etc.

Apparently, people driving by had been watching us working on it.We took an application from a single mom with a young daughter who worked at the local gas station.

I know of 2 that I'm watching but they are going to auction still, one has a starting bid $15k under a comp'd sale 3 doors down.
