I've since gone back and read the private money financing section in my books and have watched a few seminars online but I'm still a dear in the head lights.

The HOA owns a street, some greenbelt land between the houses (a few acres at most), and 2 or 3 street lights. 

Keep searching I almost gave up after 7 months but persisted and I found 2 townhouses where after light rehabbing one, keeping one tenant and new tenant for the other I made a good 30k.

We have a property manager but have been accepting payment directly for ease of process.Can anyone shed some light on their best payment acceptance method please? 

After 30 days, I would send it on to a collection agency to have their credit impacted and warn future landlords.

I am waiting for this new President to try and do what he is going to do and the latest warning from H.

I don't really know specifics on lighting/faucets.

Give plenty of warning or step the increase over a few months if it is a big leap.  

On a speaker call it came to light that the roof had told the agent 90 days prior there were leaks... however he didn't disclose on the SPQ or TDS.. it just said, we have never lived in the home.

Everything can be accessed by removing the light fixtures and opening up the plugs.Also, an electrician can service your panel - essentially, they put some of the special paste on the ends of each aluminium wire in the panel.
