I learned from the owner's mistakes and I plan to create a system/business that I can teach to one of our tenants before we leave, based on the knowledge I've gained here in BP and elsewhere.Is it reasonable to think I can find 100% financing, whether through sub2 or some other means?

People thinking "sure real estate can go down again sometime in the future...but look what this house can be rented for versus the payment...I can't do that in the stock market...and I can even leverage which I can't do in stocks either" I think it is the manipulation of the stock market that worries people today.

I just don't like these types of properties because the work involved versus the return I would get out of it if successful would be minimal for the time invested.Tax lien and tax sale or different things.

You would have to get a regional or local bank that would do a "in house portfolio loan" versus a traditional Freddie or Fannie mortgage.

Perhaps there are less potential graduate students that would want to live near campus as they are older and might be married etc...but I would think they would be more responsible more focused on studying versus partying?
