A local "investor" has about 15 properties going up for auction in the next couple of weeks. 

If the deed was good yesterday, it is the same deed today--the lender is getting PRECISELY the same title they had yesterday, last week, and last year.  

I keep hearing bits and pieces about a rental strategy that is best called "Renting to the Disabled by the Room for Above Market Rent" that goes something like this: (1) Buy a house with as many legal bedrooms as you can that still has a decent sized common area, (2) rent it out to the relatively high functioning disabled crowd, (3) via some [unnamed] Government program the State pays above market rents for each of the tenets. (4) Send a house keeper 1-2 times per week to ensure the place stays clean and otherwise make sure there are no issues.The up side is: you get above market rent with a much higher than average tenant count.

I'm under contract for another home, but my current townhouse has only received 1 since it was listed 2 weeks ago.

I have three more appraisals for siding in the next week.

The house has been on the market now for 6 weeks at a price of 220k (we've lowered it one time). 

KW has a competitive CAP/Commission split structure (I can explain in more detail), tons of training every day of the week, we have active investors in our office, good mentors and an energetic office. 

Current Goal: I would like to acquire at least one small multi-family within the next six months.
