Here's some verbiage from the draw request: "...10% holdback will not be released until all work is complete and it is determined that no mechanic's and materialmen's liens have been placed on the property."

Hello I have a house for rent and did find already a good section 8 tenant...She wants the property, also showed me her voucher today The problem is that the house is under my mother name and she is not a USA citizen,she is on B2 Visitor Visa.I just got a Request for Tenancy approval Form from tenant and i see they(section 8) request to fill it out w-9 form....

The property manager said that the IRS will not be paying rent for those days, hence the invoice discount request (ignore the likelihood that they have already paid that rent at the beginning of October...)This is the first that I've heard anything like that and I have to wonder if he was being lied to by the property manager.

This tenant needs to understand they must take care of your investment, and that you will fix reasonable repair requests, but not those that were avoidable or caused by their carelessness.I understand what others are saying about picking your battles and being nice if she's a good tenant, but in my experience, that approach backfires when you set precedents that are hard to un-do.
